IQ Apartments Parents Guide
A lease is a basic agreement between your child and the owner of the community. The lease is legally binding and enforceable through the legal system. If they choose to move out before the end of the lease terms, the resident could still be responsible to pay the remainder of the lease agreement.
A deposit equal to two months rent is required in order to reserve an apartment. This deposit could be waived if a guarantor also signed for the resident. If he/she fails to make payments on the apartment, the guarantor will be responsible to provide those payments. Deposits will be refunded after final inspections are completed with no damages to apartment or furnishings.
A guarantor must meet the following criteria: be 27 years of age or older, have good credit standing with a 600+ credit score, and gross 3.5 times the rental amount monthly.
No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. The Collier Companies does not promote any specific insurance coverage.
Each lease agreement will include rental of a bedroom in each apartment that is fully furnished with full size bed with headboard and shelving, desk and rolling chair and dresser. The living/common area that will be shared by other bedrooms in the apartment will include sofa, accent chair, coffee table, end table, 60’ Smart TV, media console, and bar stools. All appliances will be provided as well, including full size washer and dryer.
Cable, wireless internet, water, trash pickup are included as well. Electric is capped at $40 per bedroom. Electric for 1 bedroom apartments is capped at $80. Each roommate will be responsible for only their portion of rent and exceeded utilities.
IQ Apartments offers 1, 2, 3 and 4 bedroom floor plans. With 10 different options to choose from, ask your leasing specialist which floor plan may work best for you based on what you are looking for in your new apartment home.

Rent is due on the 1st of each month, including August for lease start date. Online rental payments through RentCafe can be automatically set up once the resident has moved in and the set up codes have been supplied to the resident from the office staff.
Move-in day can vary from year to year; however, with newly constructed apartments, we will be moving in residents on August 16, 2017.
Currently, we are only offering 12-month lease agreements that will expire July 31, 2017.
No, currently we do not allow any pets within the community.
Yes. However, the resident will be responsible for finding his/her own sublet. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork.
It is not necessary to lease the apartment with other roommates. However, we are more than willing to accommodate those that already have roommates in mind. Roommate matching forms will be completed at the time of application. Our roommate-matching survey is used to best place each resident with another person that has the same interests based on his/her answers provided.
Our policy is to only place residents with those of the same sex, unless the apartment is fully leased with individuals who have a written agreement of the living situation they prefer.
Yes, if a new resident does not attend school and meets all our approval criteria, he/she can also live at IQ Apartments.
We suggest that the roommates have a discussion of boundaries immediately after moving in, even if they have known them for a long time. This will help with establishing guidelines for living together. We ask that roommates attempt to talk about any issues within the household prior to contacting the leasing office. If they are unable to resolve, the leasing team may be able to assist with the outcome on a case-by-case basis.
IQ Apartments provides limited-access entry to the interior of the buildings. However, it is the resident’s responsibility to lock up his/her personal belongings and vehicles.
